We booked this condo for 2 couples because of the king en-suites. This condo was spacious and well equipped. We loved sitting on the rooftop and enjoying the view. The location was convenient to everything we wanted to do. Felt very safe.
But let me tell you about the true gem of this property. Kimberly and Chad. They took care of so many of the details that made this stay so great. When we arrived on island by Tropic Air (highly recommend) we were met by the hosts. they took us to get our golf cart, drove us to the condo, told us places to check out and the info you need when you get to the island. I have never stayed at a VRBO that felt so personalized. We got there just in time to get a front row seat to Hurricane Lisa. The hosts were great and even had a backup place to put us if we had problems or lost power. We never felt in danger and the hosts were in constant communication. We are already planning on coming back and cannot recommend this place enough. You will not find a better place, book it now!

This was an excellent place to stay! Our unit was large, clean, and very private. Two master suites, each with there own bathroom and a 1/2 bath downstairs. One pool was literally steps out side of our front door! The second pool with swim-up bar, drinks, and food was about 75 yards away. The unit location just north of the bridge gave us a feel of seclusion but restaurants and groceries were minutes away by golf cart. Some were within walking distance. Kimberly and Chad were fantastic hosts! They arranged for us to have a golf cart upon arrival at the San Pedro Airport, they stocked our refrigerator with drinks (at cost), booked our round-trip puddle jumper flight from Belize City to San Pedro, and picked us up at the airport and delivered us to our property. Not only that, when our flight was delayed by an hour, they already knew as they tracked our flight from LAX and made sure they changed our connection at San Pedro without us having to do anything. That was a huge perk! So not not only was it the perfect property for us, the level of service and care by Kimberly and Chad was top notch! We will definitely stay there again soon!
P. S. One small thing with the property. It is on the water but there is not a swimmable beach if that is what you are looking for. We extensively used the beautiful pools though and were able to beach swim at other locations as we traveled about the island.

Our stay was everything we wanted while in San Pedro. Kim and Chad were fantastic. They definitely made our stay great. We contacted them a couple of time and they were super responsive.
The accommodations were exactly as advertised. We were very comfortable and the condo was in an excellent location. I would definitely stay there again.

Kim and Chad were AMAZING property hosts! Attentive, available and helped us book all of our excursions and at a great price too!
They met us at the San Pedro airport, ushered us to our condo and gave us a cell phone to use on the island. The coffee pot broke the first day and they were on it to get us a replacement before the next morning! The condo was in great shape and had everything needed to have a comfortable stay. Great distance into town and about a 30 min golf cart ride to the not so secret, secret beach.
I would highly recommend this condo complex as well as Kim and Chad as property hosts!

Nicely situated just north of town. Enjoyed sunset cocktail hour and evening star gazing on roof deck. Kim arranged our transportation to and from the mainland as well as sailing, snorkeling and fishing excursions, flawless. A+ communication.

Kimberly, Chad and their staff deliver the highest customer service, from meeting your incoming Tropic Air flight, assisting in the pickup of golf cart rental and stocking the refrigerator with beer and water. The condo is clean, spacious and the rooftop balcony was the stargazing destination. Our Searious activities were awesome - snorkeling and sunset cruise. Loved eating at The Farmhouse , The Truck Stop, Rum Dog and Coco Loco. Do not hesitate to book at The Landings at Tres Cocos!

Ideal location on ocean, away from town noises but only a 5 minutes walk away. Snorkelled for hours right off the dock with fish, crabs and rays. Multiple pools to soak in, watching geckos and iguanas sun themselves on rocks all about the place. Beach bar for good food, drinks, and fun bartenders. Interior was spacious and well stocked with many amenities. Kimberly and Chad made our arrival and departure quick and easy. The refrigerator was stocked with our favourites upon arrival and our adventure tours that Kimberly booked for us were amazing.

AMAZING! Right on the beach, sat on the patio and watched the sun rise every morning- beautiful! Close to town but far enough to have peace an quiet. Hosts are amazing as well, accommodating and made sure we were well taken care of from pick up to drop off. Definitely going back!

Perfect spot for our family of 4. The oceanfront views are spectacular and the layout is even better than what you see in the pictures. We loved relaxing on the front porch/pool during the day and on the rooftop deck at night to watch the stars.
The location is ideal as you are just out of the busy downtown area, but close enough to walk or take short golf cart rides to almost anywhere you want to go.
Kimberly and Chad were amazing during the time leading to the trip and made sure we had everything we needed and more once we arrived.
We've already booked our return trip next year. I highly recommend this property for anyone that wants to experience the culture, entertainment, and peacefulness of Ambergris Caye.
