Our stay was wonderful! Beautiful villa in tropical setting with easy beach access. This villa is out of town, so nice & quite, always an ocean breeze. We enjoyed coffee on the patio every morning and breakfast burritos from local vendor that delivered to our door. Damien was awesome, he checked on us everyday, helped arrange our activities, Janice is great, couldn’t have done it without her! Will definitely return.

We took our girls, age 14 & 11 on Spring Break 2022. Our checklist included a property that was private, on the ocean w/ a beach, a pool & separate full bed-bathroom space for the kids. Caye Villa filled all our wishes & more! Numerous times during our stay we made a comment about how the house & property made the vacation as perfect as it was. The villa was exactly what we saw in the photos online. It was clean, set-up well & provided all the amenities we possibly needed. The beds were comfortable, the bathrooms spacious. Everything was organized & well stocked. We loved how the upstairs was designed for socializing & relaxing, while the downstairs was sleeping & getting ready kinda thing. There plenty of cozy space for my husband, two girls and I to not feel like we were on top of each other. The outdoor balcony space was awesome! The balcony space had a comfortable, cushioned couch & large cushioned seating. This was a major bonus for us, as we spent a lot of time here when at the house! Also, the view was spectacular! Looking out was nothing but palm trees, white sand & the ocean. The villa was positioned up near the ocean and off to the side of the property, best location of the five villas for sure. At night Vlad was a night guard on duty, making us feel safe & free to be outside enjoying the stars. The midweek cleaning & laundry lady was a wonderful additional service. EVERYONE at the Caye Villas was so low key, so helpful, so kind. Damian the caretaker was such a prize!! He was always outside making everything look nice, not a single leaf was floating in the pool, lawn chairs were always dry. We LOVED the pool, great for kids! Damian was always there when we needed a question answered, help w/ the golf cart, advice on lunch, directions… anything! He was so sweet & unobtrusive. The other person that was a key component to such an excellent experience was Janice. Janice was there from the very beginning for me, emailing me back answering my many questions about the house situation, transportation, COVID testing, organizing fun activities… you name it and she came through for us! I was especially grateful to Janice for arranging taxis, flights on the puddle jumper, our golf cart, COVID tests, suggestions on activities/restaurants/travel insurance and especially hooking us up with Clinton, who our family loved. Clinton was The Man. The adventures he provided us were spectacular! He was friendly, professional & made us feel safe & important.

The house did not have cooking spices, soaps and no coffee at all! We rent a house in Tahoe and always have simple supplies!

Coco is part of the Caye Villas complex. It’s a small group of Villas independently owned, but managed by a common property manager around a lovely pool. Coco has the best view! The upstairs contains the living room, dining area, kitchen and a bathroom. The bottom floor has two bedrooms and two bathrooms. It was lovely, clean and perfect for our needs. It was easy to meet our friendly neighbors around the pool. There are a couple of bars and restaurants within walking distance. Damian lives on the complex and can help with golf cart rental, catching a cab, etc. We loved it, and would be happy to return.

Janice the property manager was instrumental in helping us arrange our trip details, including a leg in another part of the country. She was informative, knowledgeable & prompt in responding. Damian the caretaker is a gem! Very friendly and happy to help with anything we needed. Including having a local tamale guy stop by with breakfast and arranging our transfers. He also referred us to Clinton for our day excursion which was a solid 10/10. Clinton from Ali Mermaid does small group/ private tours. We were traveling with an infant and he made recommendations so we could all go out and experience a day of snorkeling together. They were very accommodating and helpful, took their time pointing things out and really made the day ours. I absolutely recommend them to anyone interested in water excursions. Rocky the villas guard dog & Vladamir the night security, kept the property guarded and we never felt anything but safe. Plus Rocky is a sweetheart & won our family over instantly. The villa itself is large with plenty of space to spread out. It’s clearly been well loved over the years. Some basics are provided, dishes, cookware, soap, paper towels and toilet paper. There are also towels a plenty. The pool and beach are just steps away from your front doors and secret beach is about 20 mins away by golf cart. Lots of great restaurants within a ten min ride too, so you don’t have to head to town if you don’t want to. **Notes** for potential renters. There are no food staples provided. So I recommend stopping in a market in town to pick up coffee, milk, tea, seasonings etc before heading up to the villa. Once you leave town options are slim. Also there is no laundry despite the listing. There is a laundry service available a few times a week that can be arranged with property manager. It’s understandable with the cistern and water conservation but it was misleading because one of our search criteria was having laundry available when we needed it.

The pictures are exactly what we got with this property, extremely clean and spacious. The surprise was how kind and helpful everyone was, from Janice setting up our flights from Belize City to Damian’s tips for navigating the island. We appreciated the overnight security that watched over the property and would definitely stay here again.

We traveled there with my wife, 5 and 8yo daughters. This place could not have been more what was needed and advertised. Everyone raves about Janice and it doesn’t take long to realize why. She took care of all of the details for us and made trip so much easier. Damien was very helpful onsite and the girls enjoyed spending time with his young daughter. The breakfast burritos with coffee on the porch were a great way to start the day!!! There are bonefish out front for wading and fishing guides will pick you up from the property’s dock. Everything was comfortable and we can’t wait to go back!!!

Was met by Damian as soon as we arrived. He show us around and put our luggage in the house. He was extremely helpful! Always there when you needed him but gave us our space. The house, pool & grounds were very clean!! Having Aamhir and rocky on site at night made use feel safe. Mid week cleaning was a plus and even had a load of laundry washed and folded for us!!! Would highly recommend this place and will definitely be coming back!!!!

We loved this property!! We've been to Belize once before and stayed at a condo on the south side. We definitely prefer this location. It was very quiet with a tropical and secluded feel to it, which we really enjoyed. The property is beautifully landscaped. We traveled with another couple and found this villa to be very comfortably situated for two couples. We can't say enough about the staff and owners! The owners are very helpful and responsive to questions. They arranged the golf cart and flight in and out of San Pedro which made it easy and stress free getting to and from the island and the villa. The onsite staff Damian, Jamir, and Amparo made us feel very welcome. They are friendly, attentive, and good natured. They keep the villa very clean and safe. Caye Villas is very lucky to have them. We miss them already. There are several good restaurants and bars on the north side close to the villa. We did pick up groceries for some meals at the villa, but ate out quite a bit as well : ) We had a great time and I could go on....but basically, after staying here we all decided that we would come back to this villa, when we return to Belize.

This place has everything one would want in a vacation stay. The house is beautifully decorated and kitchen is complete with all you need to cook at home, or there are several good restaurants a short walk down the beach. Damian, the caretaker is a gem! He arranged custom snorkel and dive trips, brought us fresh fish, directed us to the best places and make our life much easier. We will definitely be back!
