This luxurious 5-star villa is situated in a small private residential park and is very centrally located. It's only 1 km from Jomtien Beach and about 5-10 minutes from Walking Street and central Pattaya. This home is built to the highest European standards and the interior is tastefully designed and fitted with stylish and comfortable furniture. A gardener takes daily care of the garden and surrounding outside areas. Please read our 'House Rules' before booking>>> We would like to remind our guests that this is not a hotel but a private home. The residential park itself is a clean and quiet place so please be respectful and considerate of other residents and the communal areas. Thank you and we hope you enjoy your stay! • The maximum number of guests for this house is 7 (this includes children of any age). Maximum 4 guys allowed if the group is all males! • NO SMOKING ALLOWED! If smoking is detected in any of the rooms an AC cleaning fee of 4,000 Baht for that room is charged. • Switch off the lights and Air-Conditioning while away from the villa and keep the doors and windows closed while AC units are running. • Electricity usage is included in the rental fee. We do however have a 'fair use policy' which includes a generous 60 units of free electricity per day. If you exceed these 60 units an extra 7 Baht/unit is charged. • Do not rearrange or move any of the furniture. • Do not sit on the leather seats and sofas in wet clothing, towels or swimwear. Do not leave wet towels on the beds and do not use towels to clean the floor. • Do not bring any food or drinks into the bedrooms and please don't eat food on the sofa in the living room. • If bed linen or towels are damaged or seriously stained, we will charge 4,000 Baht for a full replacement set of bed linen and 450 Baht per towel. • The maid does not clean dirty dishes, glasses or other utensils used in the kitchen so please cleanup before checking out. • Do not flush any toilet paper or tissue down the toilet but dispose of them in the plastic toilet bins. • Do not leave any garbage (bags) in or outside the house but dispose off them in the large designated bins right next to the main entrance of the village. • The communal pool is accessible from 08.00 - 24:00. Shower before entering the pool and do not wear any clothing (t-shirts, jeans etc.) in the water. Proper swimsuits allowed only and no loud noises after 22.00. • If you accidentally damage anything please report it immediately and we will only charge you the actual price of repair or replacement. Any damages or overuse of the electricity allowance need to be paid cash upon checkout. If damages are not reported and discovered after you have checked out 25% is added to the actual cost and a claim will be filed and deducted from your security deposit with Tripadvisor. Top notch villa in perfect location
