Villa Les Arcs is a spacious south facing holiday home with private pool and air conditioning in peaceful countryside just 40 minutes’ drive from the Riviera beaches. This is a lovely Provencal villa situated in a peaceful surrounding offering plenty of privacy. The property is just 2.5km from the centre of the medieval town of Les Arcs with shops, supermarket, restaurants and bars. Les Arcs is an attractive town with cobbled streets, arched doorways and vaulted passages. The property itself is in a great location, surrounded by typical Provencal rolling countryside where you can enjoy peace but also benefit from the proximity to the famous Mediterranean beaches in Frejus, St Raphael and St Tropez Bay, all under 30km away. The villa has three bedrooms, all have en suite bathrooms. With a south facing outlook and superb surroundings this villa is perfect for relaxing by the pool, in the pagoda sipping a glass of rosé or sunbathing on the large sun terrace. The grounds are large and landscaped. The pool area is also very spacious; there you can enjoy swimming a few lengths in the morning, sunbathing on one of the sun loungers or have a game of table tennis. In a nutshell Villa Les Arcs is a great base to discover the French Riviera, visit local villages, towns and numerous local vineyards. The nearest vineyard is Domaine des Clarettes, located less than one kilometre from the villa where you can sample and enjoy some of the award winning wines. The TGV train stops in Les Arcs and the motorway is conveniently located, just 15 minutes away. Nearby Draguignan (11km) is also excellent for shopping, markets and visiting museums. Nice, Antibes and Cannes are located an hour’s drive to the east and the famous and very picturesque Gorges du Verdon just an hour north of the villa. ACCOMMODATION Three steps up to living room from the kitchen. Spacious living room with air conditioning and TV with home cinema system. DVD and hi-fi through blu-ray, corner sofa, bench with cushions for two people, fireplace (decoration only). Three steps down from living room is the dining room. French doors leading to terrace and pool. Table and chairs. Large hatch opening onto the dining room. Dishwasher, American fridge, oven, microwave, gas hob, kettle, coffee machine, toaster, TV. Utility room with washing machine, iron and ironing board. Three first floor bedrooms. Double bedroom with Queen size bed (160cm) (bed can be separated to make twins).. TV and air-conditioning. Terrace off the dining room and kitchen with garden furniture, parasols and pagoda ideal for dining al fresco. Large sun terrace accessible via the first floor landing. Two sun loungers. Ideal for sunbathing and enjoying the rolling countryside views. 10 sunloungers and gas plancha. Ample parking spaces. Pool size: 11 x 5m. Depth: 0.1-1.9m. The pool is located in front of the villa and can be accessed from the living and dining room. Security system: Alarm. Outside shower. INCLUDED IN THE RENT Bed linen and towels (pool towel hire available at 10€ per person per stay. Electricity and water Wi-fi Please note: The villa must be left as found on arrival. In the kitchen, dishes and crockery must be cleaned and put away, the dishwasher and oven must be emptied and clean. Bins must be emptied and all linen put together in the utility room. Check-in on Saturday between 5-8pm. Late arrivals can be arranged but must be requested at least a month in advance. Checkout before 9am. OTHER CHARGES Security and cleaning deposit: 500€ payable on arrival and refunded on departure once an inventory has been made and cleanliness checked. Pool towel hire: 10€ per person per stay. IMPORTANT The owner requires proof that travel insurance with public liability covering any damage to the property has been taken out. Cot, highchair and pushchair available. Please request at time of booking. Small pets only accepted. The owner is on hand should you have any queries, in case of any problems and to see to the pool during your stay. She stays in an adjacent studio flat with separate entrance and only uses the flat occasionally. The owner makes no use of the pool nor grounds but does share drive and parking area..More
